Its a well known fact that bathrooms and kitchens have the power to sell your home. If youre planning on moving house then investing in the simple tips and tricks below will help your home to be snapped up.
Style and function
This area has to be both stylish and functional to help sell your property. If youre trying to sell your home to a family market then cuttingedge gadgets futuristic cupboards and a super minimalist look might not be the most practical solution for many families. Its a much better idea to focus on getting the balance right by thinking about how the room will be used. Including a small dining area and plenty of work surfaces will be very appealing to the family market. Whether youre aiming for a sale from the family market or young professionals dont be tempted to second guess all the tiny details buyers could be looking for. This could lead to you spending money on features which wont necessarily appeal to everyone and you could even narrow your market. When you refit this room with a view to selling your property try to keep things simple and stylish and make the most of the space available as small and cluttered areas can really put buyers off.
Quick updates
With money being tight for many people at the moment its not always an option to install completely new units and appliances. Clever and affordable ways to update the look of the room can include changing cupboard door handles repainting or retiling walls and replacing fittings such as taps. You need to create a feeling that the room is one where buyers would like to spend time even if it is just doing the dishes. One way to make the room inviting is to add extra lighting to brighten up the space and clearing away unnecessary clutter from worktops a table will also give the illusion of a larger area. Giving the room a spring clean can instantly update the area and appliances and give the room a feeling of calm and cleanliness. Kitchens which double up as dining rooms are very popular with families and people who want to entertain so if you have the room consider investing in a small set of tables and chairs. This will make potential buyers feel as though they are getting more for their money and theyll be able to visualise themselves enjoying the space.
On the day
When youve made as many preparations as possible its time to open your home to the viewing public. On the day of the viewing take the time to air the room by opening windows and using a subtle air freshener to wipe out any nasty odours. Give your worktops one last wipe down and wash dry and put away any pots. Open your blinds as wide as possible and switch the lights on so the room looks brighter and bigger. Evidence of pets using areas which are used for cooking can put off home buyers so ship your pets and their belongings outdoors for the day.
These simple tips can help sell your home and leave an attractive living space for the new owner.

How To Install A Garage Door Opener
It is difficult to imagine owning a garage door without an automatic opener. Many people however start each day with manually unlocking opening and relocking their garage doors by hand. Installing a garage door opener is not a difficult process but you may need a second set of hands for a few of the steps. If you are a veteran DIY type of person you should be able to handle installing your own garage door opener in just a few hours. Follow these steps and opening and closing your garage door will be as simple as pushing a button.
No matter what kit you have chosen to install it should come with the same essential parts. Start by aligning the T rails so they are laid out in the proper sequence. Many of the top brands of garage door openers come with arrows on the T rails so lining them up in order should be a snap. You want to then bolt them together so they become all one piece. You want to then take the pulley and place it where it belongs in relation to the T rails and secure that in place as well.
You want to find the trolley unit and slide it onto the rails. Once the trolley unit is in place you can go ahead and finish bolting the rails to the opener unit that your kit came with. This next step can be a bit complicated. You want to use a screwdriver and slide it through one of the holes in the rails to hold the trolley in the same place. Begin to attach the belt or the chain to the trolley using the tools that came with your kit. You will want to then wrap the chain or the belt around the pulley and again around the sprocket on the open unit. Youll want to finish this step by attaching the chain to the other side of the trolley unit.
The next part requires some measuring. Open your garage door to the highest possible point and measure it. Add on about 2 to 3 inches and mark it on your wall. Next find the center of your door and make another mark on the wall. This is the spot where you want the header bracket to be installed. You may need to use a 2 by 4 if there are no wall studs in place at that point.
Next take the pulley end of your assembly and attach it to the bracket above the door. Use a ladder to raise the entire assembly to near the tracks of your door. Now take care to open the door and lift your garage door opener so it is 2 inches above the open door. Make sure you use shims here.
Use lag screws to attach the molding bracket to the ceiling of your garage. Attach your garage door opener unit to the bracket. At this point install the garage door controls and the electric eye censors. Finish by installing the brackets by the door. Before you know it you will be completely finished and opening and closing your garage door with ease.
